Question on quote

I came across a quote and was wondering if 'would you' was correct in it. Is it correctly used? Also how about 'you would' instead?

If I could give you one thing in life, I would give you the ability to see yourself through my eyes,
Only then 'would you' realize how special you are to me.

Both sentences are fine as they are, Only then / only when + clause, like negative forms, require S-V inversion. You would is not possible.
