Q4: Choosing the appropriate verb form

Hello teachers,

- We _______ (a. live, b. are living) in a flat near the river. We've lived there since we came to this town in 1996.

The correct answer according to the site at which it's given is: "a" (live). But would you please tell me why we can't use "b" (are living) in that sentence?
