Punctuation Help

Help! I am getting confused as to when you need commas, quotation marks and capital letters!

What do I do for these sentences? Are they correct?

Fred the Fly says, "Hi!" or Fred the Fly says Hi!

Thank you for saying, "Hi!"

I like to say, "Hi!"

I can't wait to say, "Hi".
