Pronunciation of 'houses'

Hi

I am sure we have discussed this before on this forum. I have heard many native speakers pronounce the word houses, using the s sound instead of z. Could you please tell me how it sounds to you?

at 9:55 and 10:05

I think I hear a slightly devoiced /z/ there (houses).

Technically, the noun is /ha?s/, /ha?s?z/, and the verb is /ha?z/, /ha?z?z/, but it is typical and normal to pronounce the plural noun as /ha?z?z/.
