What's the difference between:

I've been living here for 2 years. And

I've lived here for 2 years.

There is no real difference. If you had once lived in that place, and now you are not living in that place anymore, then you cannot use #1, only #2.

To me there is a slight diffierence which lies in the emphasizing of the act when using perfect continuous. Some context will sound and work better with perfect continuous than present perfect. i.e. He has been in front of the TV playing video game since he came hone Friday after work.
