Possessive question

Hi teachers,

I have a question regarding the possessive form in English.

Usually, one adds 's or just the apostrophe to indicate a possession:

Penny's house
Leonard's dog

I have also seen forms where the possessor is used as an adjective:

Google headquarters instead of Google's headquarters.

Is there a rule for this?

(I'm French, so sorry is this is a dumb question :-)...)

Not a dumb question at all. If the 'possessor' is not a person, we more often use the simple noun-as-adjective instead of a possessive form.
