Please help me to choose the suitable tense

Hi everyone,
I am having some difficulties understanding 2 sentences. In my book, I saw the 2 sentences that have made me wonder:

1. I was surprised to find out that the house was built 100 years ago. I didn't realise it was so old.
Can I say that the house had been built 100 years ago? Because that happened before I found out.

2. The house was so untidy. I've never seen such a mess.
Can I say I had never seen such a mess? Because now, I already saw it as the first mess.

Could you please help me out?
