Please Help Make This Sentence Grammatically Correct

"Enjoy every minute of these days because before you know it they will only be a memory."

I) Should there be a comma before "because"? Before "before"? After "it"?

II) Is there a problem with agreement with respect to the word "memory" being singular and "every minute/they" being plural. Is this an issue at all?

III) Is "only" a misplaced modifier? I was told it was, but I feel like it might be ok to modify the phrase "be a memory"? Not sure though.
