I think that "please sit down" is also fine but slightly less polite than the above constructions.

Please be seated is definitely more polite than please sit down.
Sit down is a stronger command than be seated is.

Please be seated and please have a seat both sound more like you are offering something than telling someone what to do. While all three mean the same thing, please sit down sounds more like you have the authority to tell someone what to do. A principle at a school mig
