Phrasing- grammar

Hello everyone. I am new to this forum. I want to ask one question regarding the questions below.

Tell me, what is the problem?

Tell me what the problem is?

I am a native speaker and I hear the latter more often in casual conversation. Can someone break these sentences down for me grammatically?

Hello yllwdrnk (nice name :-)) Well, in the second sentence, you should not put an interrogation mark since it is not a question (tell me.. ) And as it is a reported speech pattern, reversing the subject and the verb would not be justified. Have I answered your question ?

Thanks.
I didn't double check my punctuation before posting..hehe

So is the second statement grammatically incorrect? If so, it's interesting because these statments are said all the time.
