Phone call

Hi,

I've been taught a lot of unuseful stuff at my English classes, but I have never learned how to make a phone call. More precisely, I am not sure how to begin it.

For example, I would like to answer an advertisement concerning, say, renting an apartment.

How should I begin the conversation?

I guess you can also begin like this:

I'm calling about an ad I saw (you say where, when) . Is *** still available?

I usually give my name first, out of courtesy-- but that is a personal decision.

Moreover, when someone asks for you on the phone, you never say "it's me", you say"speaking!"
And when you introduce yourself on the phone, you say "*** speaking. I'd like to takl with YYY"
