Over under realtor question

Could a native speaker tell me how to phrase this?

You are selling the house for 10000 over /above the market (price/value).

They are selling the house under below the market (price/value) because they are in a hurry to sell.

There's no problem with over/above or under/below. There is a difference, however, between value and price . I'm not sure that 'market' should be used to modify 'price'.
