My favourite part of these cupcakes is/are the/their top/tops.

There is a plate of cupcakes on the table. I am eating one, and I say to my friend, "My favourite part of these cupcakes is the tops." Would that be correct? I am not sure whether it should be is or are, the or their, top or tops.

Also, could anyone explain which part of this sentence is the subject (so I can see whether the subject and verb agree).

Any assistance would be greatly appreciated.
