what can I use for directing to a lady not married but with kids.

Anonymous not married but with kids. Unless you know the lady, she may be divorced, widowed, or the custodian of her sister's kids - or the kids may be her own out of wedlock. When in doubt and it isn't a legal document, I would use Mrs.

Unfortunately, my experience has been the opposite. I wrote a lot of letters to insureds (insurance customers) and was often chastised by the recipient for being addressed as "a mizz". Must be a regional thing.
