More easily said than done

I have two questions regarding the use of the word "easy".
1. Why is "It's easier said than done" more common than "It's more easily said than done", when the latter seems more grammatical ?
2. "Easy with that chair—one of its legs is loose." What is the function of "easy" in the sentence ?
According to OALD it's an adverb, but I feel that it might also be an adjective.

This means "Take it easy with" which equals "Be careful" or "Show care when you handle it."
