Measure VS is

I found the definition of "measure" in merriam-webster dictionary.

3. [linking verb] : to have a specified size ? The cloth measures 3 meters.? The room measures 15 feet wide by 30 feet long.

Q) If I change "measures" in the examples to "is," what's the difference?

Also, you can't just say "the cloth is 3 meters" -- you would have to say "the cloth is 3 meters long (or wide, whichever it is.) So you can't simply substitute "is" for "measures."
