lived, had lived or had been living?

I'm debating which of these sentece forms is the most correct one:
The man lived/had lived/had been living in the house for a year.
Maybe there's more then one way to write it?

None of these are natural unless there is another event also in the past that happened after he had lived there for a year. The man had been living in the house for a year before the neighbors realized he was a famous actor.

None of these are natural unless there is another event also in the past that happened after he had lived there for a year.

The man had been living in the house for a year before the neighbors realized he was a famous actor.
