listing vs. list

MLS (multiple listing service)
Service combining the listings, in one database, of all the available homes.

1. What's the difference between a 'listing' and a 'list'? Can it be 'service combining the lists,....' instead?

2. Why are 'listing' and 'list' used as plural at times such as service combining the listings? Please explain or give some examples.

3. Does 'multiple listing' mean more than one listing? That's why 'listings' is used in the MLS example.

It' a rather complicated relationship of words, MTL. 'List' is also a verb: to make a list. So there are two nouns, 'list' and 'listing'.
