"less" as preposition

Hello.
I am not sure about the usage of the word “less” in the following sentence:

Product A: xxx dollars
Product B: xxx dollars
All prices are less company XYZ discount of 5%.

In this case, xxx dollars are the discounted prices? Or the 5 % discount will be applied to these prices (xxx dollars)?
