I've seen/I saw

Just got back from the realtors and talking to my sister about my day's activity.

I've seen the apartments and they look really comfortable.

Use either. They are very close in meaning. The first one gives me the impression that you and your sister have already talked about your intention to see the apartments and you are reporting back to her the results of carrying out this plan.

I've seen the apartments the realtor showed me and they seem suitable (will meet our expectations) Suitable = acceptable or right for someone or something. Comfortable describes furniture or clothes that provide a pleasant feeling.
