It's been a long time since I visited/have visited

Hi guys.
I'm not sure I fully understand the usage of 'since'.

Are you saying that for a long period of time you have not visited (a person/place)?
Then say:

It's been a long time since I have visited ...

Are you saying that you did visit (a person/place), and that it was a long time ago?
Then say:

It's been a long time since I visited ...

Sometimes it just depends
