Hi,

Could anyone guide me with the situations where these two sentences be appropriate?

"I have a book. Do you want it?"
"I have a book. Do you want that?"

This is a natural progression from mentioning the subject (the book) to referring to it.
“I have an extra coffee that I bought. Would you like it?” (“it” refers back to the topic most recently mentioned.)
