It/ that/ this is so kind of you to say that.

Hello, great people there. I really hope to get your precious opinions. Although I have already asked the same question of reliable English teachers here, they had different answers, so I need your help this time. I know "it is so kind of you to say that" is totally right. Then, instead of "it", can I also say like this, "That is so kind of you to say that, or this is so kind of you to say that? Is there any meaning difference among them?

Many teachers say "it" should be put and putting "that and "this" there is not standard but just spoken. But others say all of them are acceptable and there is a little difference in meaning or not.

So I am really confused and need your help. Please could you give me your opinions about it?

Thank you and have a good day.

The second two versions are not correct. Only the "dummy it" as the subject is acceptable.

It is nice / kind of you to say that.
It is generous of you to do that.

Thank you. Then how about "That's so kind of you!" I can hear the expression so many times. I think it is also non- standard but spoken. What do you think?

That is so kind of you.

A fine expression, commonly used.

I agree that only the version with "it" is correct when you have "to say that" at the end.
