Is "consists of" cerrect?

Hi, is the underlined part fine?

The Seller sells and the Buyer buys the immovable property owned by the Seller at [address]; the property consists of the land unit with cadastre number [number] and area of 5 ha and building thereon.

To me, "includes" seems to allow the possibility that there is more to the property, while "consists of" does not.
