Which is correct please?

a) We would be delighted if you were able to attend our party
or
b) We would be delighted if you are able to attend our party

in a) delight seems to be on hold until after you have attended and we can look back on your arrival, when surely, as in b), delight is going to be immediately felt at the moment of arrival
