Inversion

I've got a question concerning the following sentences.

In Barcelona, not only are the buildings beautiful, but the climate is also wonderful.

and

Not only the bathroom was flooded, but also the rest of the house.

The second sentence is correct for sure as it's taken from Practical English Usage by Michael Swan.

My question concerns inversion. Aren't these two sentences similar in terms of structure? If so, isn't inversion in the first sentence incorrect then?

Your sentence is fine.

I would probably say 'Not only was the bathroom flooded...' if I want to emphasize the fact that the bathroom was flooded. The original sentence thus seems a bit less emphatic to me.
