if were, would have past participle

Dear teachers,

Would you kindly take a look at the following sentences and tell me if my understanding on these sentences is correct?

a). If I were you, I would buy that house. [Second conditional indicating an unreal situation in the present 'If I were you (but I'm NOT you and I can never be you), I would buy (This is not going to happen or this cannot happen, because I am not you) ].

b). If I were you, I would have bought that house. [mixed one (second and third). If I were you (but I am not you), I would have bought that house (since I am not you now, I wouldn't have been you in the past too when you were considering to buy that house and so, I didn't buy that house) ].

Teachers, I don't know why but I think it'd have been better if I had used "had been" in place of "were" in the example above. will you please give your opinions on this?

The above sentences have been taken from ; but, I think I couldn't fully understand it the way sir kooyeen explained it.
