Almost every day I face with a slightly uncomfortable situation: I meet a person with who I'm hardly trying to speak in english. When he arrives in my office, I always tell him: "Hello, how are you?" and after 10 seconds, " Can I get you something to drink?".
I realised that it's quite embarrassing (and boring in the same time) telling the same thing over and over again. I would like to be more friendly, more professional, but nothing is getting out of my mouth.

Given my situation, what shall I say to him, in order to begin a comfortable discussion? What are the options?
