How shall I begin?

Almost every day I face with a slightly uncomfortable situation: I meet a person with who I'm hardly trying to speak in english. When he arrives in my office, I always tell him: "Hello, how are you?" and after 10 seconds, " Can I get you something to drink?".
I realised that it's quite embarrassing (and boring in the same time) telling the same thing over and over again. I would like to be more friendly, more professional, but nothing is getting out of my mouth. Emotion: sad

Given my situation, what shall I say to him, in order to begin a comfortable discussion? What are the options?

Just be honest and yourself!

"Hello, how are you?" Is a very good start. How about.....

"I am trying to learn English. How about something to drink and then maybe you
could give me some help?"

Or, if that is a little scary, maybe.....

"I am new to the English language, but am trying very hard. Maybe you could help?"
