How do I correct this sentence for an English learner? 'It's the expensivest hotel in the city.'

It’s the expensivest hotel in the city.

a) Correction:

It’s the most expensive hotel in the city.

b) Identifying the correct pattern in English grammar that the learner is over-generalising:

Superlative adjectives are used to compare the size or quality of similar objects. The suffix –est is added to most words with one or two syllables to create a superlative adjective.

c) Why doesn’t the correct pattern apply in this case?

‘Expensive’ is an adjective that contains three syllables, so we do not add a suffix. Instead we put the word ‘most’ in front.

Could you please advise if this is correct and a good explanation? I am working on the pre-interview tasks for my CELTA application.
