I just moved to a new apartment. So, can I ask the landlord,'has somebody been living in your apartment? Is the question with present perfect progressive correct here?

Not if there is no one else there and you are now living there; in that case, it is obviously a past situation.

So which one is correct? Has somebobody living in you apartment before us? Or has somebody lived here before us? I think both are fine, right?
