An industrial estate would normally involve a tract of land that has been laid out (with roads and so forth) by a developer for factories, workshops and the like to be built. The developer might build the buildings and sell them or rent them out, or he or she might sell or rent out the lots. An industrial area would be an area where factories and workshops are found, but where there is no relation between the sites; each was developed separately.
