Hi Guys,

I please need someone to edit this paragraph for any mistakes:

Since a residential area, the market conditions of Cloetesville is largely dependant on the well being and buying power of the local community, which, based on the constant influx of clientele to the well established CBD of Stellenbosch, seems to be quite good at this stage. The subject property is one of two neighbourhood retail centres, with the second being the adjacent complex, which offers a dilapidated structure. Considering the fact that this residential area is well established, a new residential development is currently underway in the immediate neighbourhood, as well as considering the distance to the CBD of Stellenbosch, it is envisaged that a good demand exist for good quality retail accommodation, both from a tenant's as well as a customer's perspective.
