fine adj or adv

Hi teachers,

Sometimes I cannot understand their difference in a sentence.

For example:

The house looks fine to me. (adj)
She did fine on the test. (adv)

In first sentence, Doesn't fine modify looks? It should then be an adverb.

In second sentence, fine modifies did, so it is adverb.

Tell me what is wrong please.
