Are exorbitant and fleecing common in everyday English? Any better/more natural choices? Are these sentences natural?

He was selling vegetables at exorbitant prices.

He was selling vegetables at fleecing rates.

I think most people would find this unremarkable.

Mr. TomHe was selling vegetables at fleecing rates.

I find this unnatural. "Fleecing" does not make a good adjective.
