Can you say?

1 Demands exceed rental availabilities. There are too many people looking for apartments and not enough apartments.

You can say that, but it's more idiomatic to use the singular. Also, if it's clear that you are talking about aparment rentals, leave out rental , like this: Demand exceeds availability. Also, Demand exceeds supply.
