I wouldn't say it has to mean 'at the end'. It could be partway.

Usually, the expression means 'I won't be in this room, but I'll be near this room'.

No, "around the corner" does not just mean "near." It means in a hallway (or street, or aisle in the supermarket) that is perpendicular to the one the listener is in. You have to turn the corner to get there.
