Do I need a comma here?

"I agree, there does not seem to be much information."

Do I need a comma? I agree and "there do not seem to be much information" are two separate sentences. Should I just end I agrew with a period and start I agree...as a new sentence?

Also in...

"The beach was fun but tiring."

Do I need a comma before but?
