Difference between Would and Past Tense

I'm writing this post to see the reason why 'would' is used in the sentence below.

'You would think this woman would have excellent oral hygiene.'
The woman is an actual person, and the situation is also actual, but not hypothetical.

I think 'you would think this woman had excellent oral hygiene' still make sense.
Why is 'would' used here? What is the difference?
