Difference between two sentence

1.In sum, though some may oppose the plan, a new theater would be a great addition to my hometown or any other city.

2. In sum, though some may oppose the plan, a new theater will be a great addition to my hometown or any other city.

Inn the passage it indicates future but use "would" intead vof ``will``

so what is the difference here?or we can use both of then indicating future?
