Could you tell me the use of is/am/are+to+be+ing ?

Hi,
Could you please tell me the use of [is/am/are+to+be+ing] in sentences?
I have once read the following sentence in the book:
Emotion: sad It was like granddad to be saying

And please tell me the use of before with [could+be+3rd form of verb].

I have some confusion about the sentences given below;

Run before it could be late.
Run before I could be late.
Run before I get late.
I am happy to doing this.

Are these sentences correct? I shall be highly obliged if you help me.

These are questionable sentences. Can you name the reference ?The first three are "imperative" in nature which we commonly use to command others. It's ok to say the following:
"Go! you are late".
"You'd better run; you are la

And what about I am happy to doing this. Is it ok to say? The first 3 sentences which I wrote show supposition somewhere to me.

I am not pretty much sure about it .I think these sentences mean MAKE HASTE LEST WE SHOULD BE LATE

And Could you please give me some examples by using is/am/are+to+be+ing? if the sentence
