Seven years ago, homeowners in nearby Brookville community adopted a set of restrictions on how the community's yards should be landscaped and what colors the exteriors of homes should be painted. Since then, average property values have tripled in Brookville. In order to raise property values in Deerhaven Acres, we should adopt our own set of restrictions on landscaping and housepainting."



The argument presented above relatively sound; however, the author fails to recognize all the elements necessary to evaluate the situation. By making a comparison of the region of Deerhaven Acres, the village without the community’s yard regulation and therefore low property values, with the region of Brookville, an area with community’s yard restriction and subsequently higher property values, the argument for establishing Deerhaven’s restriction on its housing in order to increase property values seems logical.



However, the committee of Deerhaven is failing to consider other possible alternatives to increase his community’s property values. Such alternatives may include the fact that one-stories housing regulation in Deerhaven, or that the free style housing in Brookville. It is possible that there are more people prefer duplex housing in Brookville to one-storied unit in Deerhaven. In addition, the committee has failed to consider the geographical and physical terrain of the two different areas. Perhaps more resorts and the higher condition of traffic established in Deerhaven may assist to increased land value which directly related to the property values. It appears reasonable therefore, for the committee to focus on these trouble spots than to set of the restriction on landscaping and housepainting in the entire area. Brookville may be an area of more attractive living condition where raised property values are likely to occur regardless of the community’s extra works on its housing.



The argument above is also weakened by the fact that it does not take into account the current condition will continue in the future. It is possible that people’s preference in near future may not be attracted by the housing with kitchen safety regulation, not by the regulations on landscaping and housepainting. If so, there may be an more increased number of house demanding due to kitchen regulation than the Deerhaven where only has the regulation on landscaping and housepainting. Therefore, the property values in Deerhaven may not be guaranteed in the future. It is equally possible that national-wide depression in near future will not help any community where housing regulation is set up and its idea will be useless. Therefore, Before the community in Deerharven is encouraged to invest on landscaping and housepainting, a more complete understanding of the people’s preference in the near future would be helpful.



Overall, the reasoning behind raising Deerharven’s property values which is comparable to Brookille seems logical as presented above since the committee is acting in his community own best interests. However, before any final decisions are made about the establishment in landscaping and housepainting, the committee of Deerharven should be evaluate all possible alternatives and cause for raising its property values as compared to Brookille.
