Convert some juridical sentences to more simple text

Hello. I have a couple of juridacal sentences from rental aggrement that i cant understand. Can someone help me? The sentences are (in bold):

Any damage, or compensation for damage, to the Premises, its Fixtures
and Fittings, or for missing items for which the Tenant may be liable,
subject to an apportionment or allowance for reasonable fair wear and tear
and for the age and condition of each and any such item at the
commencement of the tenancy.


Not to assign sublet or otherwise part with possession of the Property without
the prior written consent of the Landlord but so that it is hereby agreed that
if the Landlord consents to an Assignment of the Property such consent may
be given subject to the condition that the Tenant will enter into an authorised
guarantee agreement.


To give the Landlord at least two calendar months notice in writing when the

Tenant wishes to end the Tenancy provided always that such Notice shall

not expire earlier than the end of the Fixed Term. Should the Agreement

continue beyond the Fixed Term then the Tenant must give one clear rental

month's notice, provided always that such Notice shall expire on a Rent Due

Date.





Provided that if the Rent or any installment or part thereof shall be in arrear

for 10 days after the same shall have become due (whether formally

demanded or not) or if the Tenant shall commit a breach of this agreement

or if the Tenant shall become bankrupt the Landlord may re-enter the

Property and take possession of the Property and of the Furniture and

Effects and immediately thereupon the Tenancy hereby created shall be

determined but without prejudice to any right to action which the Landlord

may have to recover all such Rent in arrear and damages in respect of any

breach of this Agreement.

17.2 The Landlord will keep in repair the structure and exterior of the Property
(including drains, gutters, and pipes) and keep in repair and proper working
order the installations in the Property for the supply of water, electricity,
sanitation, and for space and water heating. The Landlord will not accept
responsibility for charges incurred by the Tenant that is the Landlord's
responsibility, except in the case of an emergency.


To pay and indemnify the Tenant against all assessments and outgoing in

respect of the Property (except any further utility installed by the Tenant)
