CONDITIONALS

Hi all,

I'm studying English again, after a break of about ten years, so there are many things I can't manage yet. We're learning conditionals, and I need to complete this sentence:

You make such delicious chocolate cakes! If you [ ] (sell) them, you [ ] (make) a fortune.

I can't figure out which conditional shall I use. Is "make a fortune" a real situation, hypothetical, unreal..?

Can I say?:

If you sell them, you'll make a fortune (because they're pretty good and people will pay millions for them...)

If you had sold them (but you didn't), you would have made a fortune (but you didn't).

If you sold them (that's a possibility: you can sell them), you would make a fortune.

Some help needed and appreciated!!
