CLOSER TO and FURTHER FROM or FURTHER THAN

I need major help with this can someone help please?

1. Her house is closer than Alex's from here

2 Her house is closer to mine than Alex's is to her's/My house is closer to her's than Alex's /My House is closer to her than than it is to Alex's (Do these have different meanings?)

3 My house is further than your house from here/My house is further from Alex's than yours (is from Alex's)

How come in the first sentence its FURTHER THAN and in second FURTHER FROM??
