Claims letter to a company, that rented house for business purpose

Hello :-)
I was asked to write a claims letter. Could someone please improve on what I've written? Thank you!

Dear Sirs,

CLAIMS FOR REPAIRS AND MAINTENANCE COSTS OF (ADDRESS)

I, (Landlord’s name), am claiming for repairs and maintenance for the above unit. After the property was vacated, an inspection was carried out and it was found that certain items need to be repaired or replaced. In addition, you'll also be charged for garden maintenance services. Therefore, the deposit returned after deductions are made is as follows:

Two months rental deposit x
Utilities deposit x
Repairs and maintenance cost (x)
------------------------------------------
To pay back to (Company initials) x

Enclosed, please find the cost list and copies of invoices and receipts to support my claims.
