Check in / out at a hotel

Hmm. My question was more about the distinction between future perfect and present perfect (without will), since you regarded both versions as correct:

I need to have this done this by the time you come home. (present perfect only)

I will need to have this done this by the time you come home. (will future)

Is there a difference in meaning or can one use will-future and present perfect without will interchangeably ?
