By and until

I will be attending school until next Monday(o) I will be attending school by next Monday I will have to paint the roof until next Monday. I will have to paint the roof by next Monday.(o) I will finish the homework until next Monday. I will finish the homework by next Monday.(o)

I made some sentences. Sometimes the usages of 'until' and 'by' are confusing. It seems to me that 'until' should be used if the action is progressive up to some point in time, and 'by' should be if something is due on the specific time. Any better explanation?
