Would this ever be said? Is it natural?

How would you phrase the following correctly Is this correctly used?
As per hotel policy, kids more than 12 years old are not allowed sleep in a room with already 2 people as all room accommodate 2. The only exception is for kids under 12 who can sleep in little pull away beds.

It is a little formal, so I would make it uniformly so. As per hotel policy, children over the age of 12 are not allowed to sleep in a room with two occupants already assigned to that room, since all rooms can only accommodate two people. The only exception is for children under the age of 12 who can be placed in the small available pull-away bed.
