1.Insurance claim: It's very important to the role requirements. I believe as a facilities assistant you must know how to make an insurance claim, when there is an incident or accident in your building. Which can be a leak or fire. Also, it's very important to know how to investigate a leak, and how to prevent it from causing severe damage to the building.
2.Accident investigation: It's important to know how to investigate accident in the workplace. Failure to follow the accident procedures will cost the business a lot of money. I have investigated accident at work, and I am still doing in my current role.
3.IOSH Managing safety: I have completed the course, and it is very important qualification to have especially when you are managing people. I carried out a few risk assessments for various tasks in my building. There were detailed and covered all aspects of the tasks. The contractors understood and used them without any problems. I believe managing safety is one of the key components in the looking after a building. The facilities assistant must know about the hazards in the building and find a way to reduce them in the building.
4.First Aid: Another important course that I have done, and I have used it on a few occasions in the building. I have administered first aid to a contractor who was injured on site. I have also given medication to a staff member who was feeling unwell.
5.I was acting as a Night Duty Manager at my previous job, when one of the concierges reported that there was a massive leak in one of the flats. I knew I would experience such an incident, and I had always prepared myself. I immediately went up to the flat and spoke to the tenant briefly. Unfortunately, his English was not good, and I told him that we would have to turn off the water leading to the flat for safety precautions. He did not understand what I said. I had to repeat myself again.
6.I turned off the water and advised him to contact the managing agent. So that they could get an engineer out in the morning to investigate the leak, because it was an internal issue. I also advised him that if he needed to take a shower, he could use our facilities. He said no problem. The following day, I received an email from the resident to say thank you.
7.My experience meets the role requirements in a lot of ways. Having worked in the residential sector has helped me understand the facilities management side of the business. I have learned a lot about boilers, aov, sprinklers, access control and fire alarm systems. I have also learned about health and safety in the workplace. I deal with property owners daily, and they always report their problems to me. Which are leaks, faulty lights ,doors, taps and ventilations. These are problems that are related to the role job, and I deal with them regularly. I also try to find a way to solution most of their problems. Furthermore, I am responsible for the weekly fire alarm test in the building, which is related to the job role.
8.In my current job, I have had the privileged to offer a positive and responsive customer service to a lot of the residents, especially to our elderly resident. She is a very old and cannot do a lot of things for herself, so she relies on me so much. I always help her with liaising with contractors to fix defects in her flat. She is very pleased with my impeccable service and always speaks highly of me, especially to other residents in the building.
9.I keen learner who works effectively in a team or as an individual. In my previous job, I had the opportunity to work in a big team. I was always the one, who was motivating others to come together and work as a cohesive unit. I always shared my ideas with other members in the team and listen to what they had to say. I took their constructive criticism into consideration and worked on them to do well in the team.
10.In my current role, I have had the chance to work with a small team, and they are brilliant to work with. I always help others who have not got the confidence to carry certain tasks. I share my knowledge with them and sometimes lead by example. So I can encourage other members to help those who are struggling in the team.
