"are" vs "is" - Please help

Will you please tell me which sentence below is correct and why:

She desires a company where loyalty, hard work, and dedicaton is valued and recognized.

She desires a company where loyalty, hard work, and dedication are valued and recognized.

You have a list of three things. They are all valued, I presume. And those three things don't form any sort of unit that would license the use of the singular. I would say

... are valued and recognized.
